Do I need Planning Permission for my Conservatory?

Conservatory Planning Exemptions

These rules are from the Planning Portal.
If you meet any of the following criteria, you do not need planning permission:

  • They are built at ground level and are less than 30 square metres in floor area.
  • At least half of the new wall and three quarters of the roof is either glazed or translucent material.
  • The Conservatory is separated from the house by external door(s).
  • Glazing and any fixed electrical installations comply with the applicable building regulations requirements.

You are advised not to construct conservatories where they will restrict ladder access to windows serving rooms in roof or loft conversions, particularly if any of the windows are intended to help escape or rescue if there is a fire.

Extensions or additions to a Conservatory

Any new structural opening between the conservatory and the existing house will require building regulations approval, even if the conservatory itself is an exempt structure.

Failure to meet any of the above will turn your conservatory into an extension and you will be required to meet all aspects of the relevant regulations. Porches can also be exempt and they have a separate definition.

1/ Desperate Measures

You can bang on the wall receptively, kick, scream and go slightly mental at the lack of sleep driving you to desperation. Another option is trying the ever-so-subtle “my music goes louder than yours technique” – unfortunately this rarely works.

2/ Ear Plugs

Ear Plugs can help sometimes, but they don’t work for everyone due to slightly different ear shapes. It’s also a bother to wear ear plugs all day and night. We also believe that constant disabling of your hearing will give you x ray vision due to heightening your other senses. Whilst this may seem interesting, believe me, it’s not.

3/ The Schoolboy Technique

Reporting the pests to Noise Control Units. However the code only refers to commercial noise such as music blaring from a bar down the block, not the bass vibrating from the stereo next door.
Noise problems between neighbours normally have to be handled tenant to tenant or landlord to tenant however.

4/ Sound Absorbing Wall

Condensation in your Double Glazing? Time for Replacement Windows

Double glazing has been around for some years now and the technology used in double glazing twenty plus years ago was not as good as it is today. Like with most things it is starting to get tired with age and people complain of problems with condensation with their windows and think that they need replacement windows. However it is not as simple as that and you may not actually need to replace your windows.

You may see water running down the outside of your windows, don’t panic this might not be as bad as it seems. If it is a cold day this is actually quite normal and common. The main cause of this is actually the moisture on your breath condensing when it meets the cool of your double glazed windows. By improving the ventilation in the room by say opening a windows will help this no end. It works in much the same way as your bathroom mirror. When you have a shower it will stream up but as soon as you open the window or bathroom door the condensation goes away.
